Steel Structure Costs in Ghana (2026): Warehouses, Sheds and Shop Buildings

A steel-framed building goes up in weeks instead of months, spans distances blockwork cannot, and can be extended later. For warehouses, workshops, shops, poultry houses, event sheds and church halls, it is usually the rational choice in Ghana.

It is also the type of building where under-engineering is invisible until a storm.

Typical costs (2026)

Indicative, for the structure and roof — frame, purlins, sheeting, erection — excluding the slab, foundations, cladding of walls, electricals and finishes:

A 300 square metre warehouse therefore lands somewhere between roughly GH₵ 550,000 and GH₵ 1.2m all-in — a range wide enough that only a real design and a real quotation mean anything. Use these numbers to sanity-check, not to budget.

What drives the price

1. Clear span. The single biggest factor. Every extra metre without an internal column increases section sizes non-linearly. If columns inside the building are acceptable, say so — it can cut the frame cost substantially.
2. Height to eaves. Height adds steel, wind load and erection cost. Specify the height you need for the work, not the height that looks impressive.
3. Roof and wall cladding. Gauge and type; insulated panels cost far more than single-skin sheet and are worth it where heat matters. See roofing sheet prices.
4. Loads. Cranes, mezzanines, heavy services and solar panels all change the frame. Declare them at design stage — retrofitting a crane into a frame that was not designed for it means a new frame.
5. Site and foundations. Soil conditions decide the footings, and footings on poor soil are expensive. A soil test before design is cheap insurance.

The engineering you must not skip

• A structural engineer's design and drawings, with member sizes, connection details and a bolt schedule. Not a sketch. This is the difference between a building and a large kite.
• Wind loading for your location. Coastal and open sites take more wind than a compound in the middle of a city.
• Proper connections. Bolted connections to the drawing, or welds by a qualified welder — for structural work, certification actually matters.
• Base plates and holding-down bolts cast accurately. Most erection nightmares start with bolts set in the wrong place.
• Building permit from your local assembly, and approvals in order before you start. Steel goes up fast, which makes an unapproved building very visible, very quickly.

Choosing a contractor

Ask for: previous buildings you can visit, the engineer they work with, their fabrication capacity (do they have the shop, or are they subcontracting?), a programme with dates, and a payment schedule tied to milestones — design, fabrication, delivery, erection, handover. Never pay for the whole frame upfront.

Is a steel building cheaper than blockwork? For large clear spans, usually yes, and much faster. For small buildings with many internal walls, blockwork often wins.

How long does erection take? Fabrication is the long pole — commonly weeks. Erection of a modest shed is days once the foundations are cured.
