Cost of Building a House in Ghana (2026): A Realistic Budget Breakdown

Nobody can tell you what your house will cost without seeing your plan and your plot. What anyone can tell you is where the money goes, in what order, and which stages quietly swallow more than people expect.
Use this as a budgeting frame, not a quotation.
How building costs are actually split
For a typical two- or three-bedroom house in Ghana, the shares work out roughly like this:

Two useful truths hide in that table. First, the shell is less than half the job — people celebrate at lintel level and then discover that roofing, finishing and metalwork are the majority of the spend. Second, finishing is where budgets die, because it is the only stage where taste has no ceiling.
The six things that decide your total
- The plan itself. Every corner, every extra wall, every additional bathroom costs. A compact rectangular plan at 120 square metres will beat a sprawling 120-square-metre plan with five corners every single time.
- Where you are building. Accra and Tema cost more than Kumasi, Tamale or Sunyani — land, labour and haulage all differ. A difficult site (slope, poor soil, no access road) adds cost before the first block is laid.
- Material prices and the cedi. Cement, iron rods and roofing sheets are the big three, and all three move. Build a contingency of 15–20% into your budget; every experienced builder in Ghana will tell you the same number.
- Build fast or build slowly. Building in stages as money comes is normal here and it is often wise — but it costs more in total, because prices rise between stages and work sitting exposed deteriorates.
- Who supervises. An unsupervised site loses material. A foreman or project manager costs money and usually saves more than they cost. Buying materials yourself instead of through the contractor is the other common defence.
- Finishing standard. The same shell finished simply or finished luxuriously differs by a multiple, not a percentage. Decide this early: tiles, sanitary ware, kitchen, and metalwork designs.
Where metalwork sits in the budget
Gates, burglar proof, railings, carports and window frames usually land in the 10–15% band — often more than people plan for, because they are priced last, when the money is thinnest. Get those quotes early, at the same time as roofing, so they compete for budget on equal terms:

Five ways people waste money building in Ghana
- Buying materials in dribs and drabs. Cement and rods bought a few at a time cost more per unit and invite theft. Buy per stage, store securely.
- No written quotations. A verbal price from a mason is a price that grows. Get every trade in writing, itemised.
- Changing the plan mid-build. Moving a wall after it is up is demolition plus rebuilding plus a new argument.
- Skipping the roof to save money. The cheapest gauge of roofing sheet is the most expensive decision in the house; leaks damage everything under them.
- Finishing before the shell is protected. Rain through an unfinished roof will cost you the plastering twice.
